FSBO "How To" Guide


The process of selling your home without the services of a licensed Realtor may prove easy and enjoyable, or it may be more difficult than you expected. Before you make the decision to sell your home without professional representation from a Realtor®, there are four important questions that you should consider.

1. Do you have the time?  Do you have the time to market your home, make or order signs, create flyers, hold open houses, and schedule viewing appointments for buyers that cannot attend your open house?
Every time that you are unavailable to show your home, it is effectively "off the market" since potential buyers cannot view your home. It also takes considerable time and knowledge to qualify buyers (verify their financial ability to purchase your home), order the title report, open escrow, and coordinate with the escrow company and inspectors. Last, it often takes longer to sell your home without professional assistance, so if you have a limited amount of time before relocating, you may be best served by consulting with a licensed Realtor.

2. Do you have the knowledge and expertise? Washington state real estate regulations and laws are complex, and are becoming more so each year. Many "FSBO" sellers find that they must consult with a real estate attorney or licensed agent to help them comply with the myriad requirements of selling their home. Do you have the current market statistics to accurately determine the fair market value of your home, or the knowledge to dissect financing and inspection contingencies?

3. Do you have the temperament? Can you deal effectively with a wide range of buyers and personality types, including the "looky Lou's" that are simply viewing homes out of curiosity, or to collect remodeling ideas?

4. Do you have the necessary negotiating skills? Do you have the ability and experience to prevent the "nibbling effect" that savvy buyers and buyer's agents employ with inexperienced sellers?

If you can answer "yes" to all of these questions, then you are probably a good candidate to sell your home on your own.
