Getting the highest price for your home:

Strong curb appeal is an important factor in selling your home, and often makes a difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. I have compiled some ideas to present your home in the most effective manner.

Getting feedback from showing agents and buyers:

While your home is on the market and actively being shown by buyers' agents, it is vital to get timely feedback about the price, condition, and general appeal of your home. I provide a service called "HomeFeedback.com" to sellers that list their homes with me. Within 24 hours of a showing, the buyer's agent is contacted by E-mail and asked to complete a short questionnaire that provides vital feedback. You receive complete, unedited information, which allows you to correct problem areas during the important first days of your listing. You will be assigned your own private feedback account, which you can access by using the "HomeFeedback.com" icon at the bottom right corner of my home page.

Closing costs to expect:
  • title insurance fees depend on the sales price of the home;
  • Broker's commission is a full-service fee, and will normally range from 5% to 7% of the home's selling price;
  • local property transfer tax, country transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your home. (Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and your taxes are due);
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller;
  • home inspections fees are normally paid for by the buyer, and include can structural, pest, radon, and other inspections;
  • miscellaneous fees which can accrue from correcting problems noticed during the home inspection.
